Bryan Hawks handles all aspects of commercial real estate. He represents clients in a variety of real estate transactions, including the acquisition, development and disposition of commercial and residential projects, hotels, resorts, restaurants, marinas and retail centers. Bryan also structures and negotiates complex commercial lending transactions and loan modifications.

Recent Representations

  • Represented a prominent developer in connection with the $104 million acquisition of and financing for an office building in the heart of Miami's financial district, which houses several U.S. government offices and the Capital Grille restaurant and continue to negotiate leases in the building. This project is slated for a $1 billion redevelopment as a three-tower luxury condominium project with retail and marina components.
  • Advised developer and affiliated entities in connection with the acquisition of, and the selling of an equity interest in, a 30-plus-property real estate portfolio in the Miami Design District, in order to make way for the $1 billion proposed development of the area, along with multiple financings and $400 million in new loans.
  • Represented the owner of a corporate office tower and a residential tower, both of which are located in the Brickell financial district of downtown Miami. My representation included negotiating a series of more than 60 office and retail leases involving 500,000 square feet of space. Tenants include JP Morgan, BNY Mellon, Korn/Ferry International, HFF, H.I.G. Capital, City National Bank, Morrison Brown, and SAB Miller along with several refinancing transactions.
  • Advised a purchaser on real estate matters in connection with its acquisition of a luxury South Beach boutique hotel and assisted client with respect to property taxes, transfer taxes and general corporate structuring.
  • Represented a publicly traded industrial real estate investment trust in the acquisitions of multiple industrial portfolios along with negotiating multiple leases for client.
  • Represented real estate developer in the $1 billion public-private partnership redevelopment of a mixed-use project in Bridgeport, CT.
  • Represented clients in successful loan restructurings for multiple hotel and retail properties throughout the country.
  • Represented lenders on dozens of loan assumption transactions involving the acquisition by REITs of multi-family and retail properties, which involved the revision of loan documents to permit REIT structures.
  • Represented developer entering the property management business in management agreements for 3 separate properties, each project comprised of a minimum of 200 units.
  • Represented Miami based real estate fund in the acquisition and financing for office park located in Raleigh, North Carolina.
  • Represented New York based equity fund in financing of mixed-use property in San Diego, California with mortgage loan and multiple mezzanine loans.
  • Represented multiple landlords in negotiations of leases with national tenants, including Starbucks, T-Mobile, Chipotle, WalMart, Best Buy and Publix
  • Represented client that owns and operates the multiple marinas in Miami and Boston, along with other commercial real estate operations, in multiple financing transactions, leasing and land use matters and day to day operations.
  • Represented client on top-end real estate developments in New York, California and South Florida including a project in Sunny Isles with some of the most expensive condominium prices ever seen in South Florida.
